My Listing Expired with With Another Agent or I Cancelled! Now What?

I have successfully sold over $19 Million worth of Real Estate. I have been a realtor for 17 years. I have plenty of testimonials to show you and phone numbers from former clients who would love to tell you what I did for them!

Out of the serveral hundred expireds and withdrawn listings a week in Sacramento and El Dorado counties, I select just a few to contact. The criteria is simple...I only list homes I am sure I can sell! After a careful review of the expired or withdrawn listings, analysis of the property histories and local market statistics, I select a few homes I am sure I can sell. If you have been contacted by me already, you are in that pool of homes I am sure I can sell fast for full market value!

If you have not been contacted by me yet, then either I have not had a chance to review your property history, missed it on the MLS or decided not to contact you because I felt that there was a variable affecting the desireability, which in all likelihood is not likely to change, making it very difficult to sell...Please contact me so I can do a careful analysis of your situation to see if I can help you. I can probably sell the difficult expireds anyway, but Like I said, I only list homes I am sure I can sell.

In order to get the maximum exposure to the marketplace, you must have aggressive marketing. I am good at this because I love to do it! I concentrate on Investors, the Internet, buyers from not only Sacramento County and El Dorado County, but from the bay area as well! My marketing plan is effective. Marketing is all about how hard the agent will work!

I graduated from UC Berkeley with a BA and earned a Masters Degree. Although I was accepted at law school, I chose the real estate business instead. My education helps me when I negotiate with investors. For as long as I have been in real estate, it seems as if there are always investors, especially from San Francisco, looking for property in the area even in a difficult market! I try to attract them through my internet site and ads in the San Francisco Chronicle. I have been making websites before there were moving pictures on them! I have taught computers and Internet web design and even help set up one of the first ISPs in Sacramento. Therefore, I know how to use the Internet as a means to attract not only investors, but any buyer.

I upload your listing to sites that do not get the listing automatically from MLS. I then direct the traffic from those sites to your listing on my site. That way I can monitor who is visiting, how long they were there, where they came from and where they went. I can then modify links uploaded to sites and information etc...to increase exposure to your listing. I monitor this so you can get the most exposure. For example, I will know you have been to my site! I can't tell who you are, but I can tell, for example, where you entered my site, where you went, how long you were there and where you exited. I can even tell if someone used a search engine to get to my site and what key words they used. ALL of this is useful in marketing your home! I know how to work my site. I cannot monitor other sites and that is why I link your listing to this site! That way I can monitor and make adjustments to get you MAXIMUM INTERNET EXPOSURE! I'm pretty sure most agents do not have a clue about how to do this!

I work out of the Lyon Real Estate offices in Sacramento and El Dorado Counties in order to expand and get buyers who want to move either "up the hill" or back "down the hill". I station myself, however, right between both counties at the Cameron Park office. I place ads in the Sacramento Bee offering help to those who want to move up the hill and also ads in the El Dorado County paper, The Mountain Democrat, for people wanting help to move back down the hill. Obviously, I market in your local area as well!

I see my job as a consultant as well. I am here to help you make decisions. You need information on what has gone on in the market not only in your County, but your own neighborhood in order to make educated decisions. I work accurate statistics for your County, as well as your own neighborhood. Consistently communicating market conditions is important, but so is communication in general.

I believe one of the biggest mistakes an agent can make is not communicating with their clients on a regular basis. I communicate on a regular basis and often. I answer my phone 95% of the time and I call back my clients usually within 30 minutes. Test me on this!

Don't be fooled by all the fancy presentation material, colorful handouts, DVD's etc... a few agents will use to try to get the listing. This means nothing! A buyer doesn't care about that! You don't either. You want an aggressive agent who will use the fancy colorful material to sell your house! You want someone who is knowledgeable and will work with integrity and honesty and will utilize the most effective marketing campaign a seller can get!
